Arcadia is mostly 1940s and 50s ranch homes on big lots, and the electrical in them has been added to for seventy years. Original two-wire circuits with no ground. A panel that was adequate for a swamp cooler and a range and is now running two AC units, a pool, a casita and a car charger. Additions wired by three different people in three different decades. Arcadia straddles the Phoenix and Scottsdale line, so which city you permit through depends on which side of the street you're on — we handle either.

Houses built before the mid-1960s were wired with two conductors and no equipment ground. Somewhere along the way somebody replaced the two-prong outlets with three-prong ones, which looks modern and grounds nothing. Every surge strip, every appliance with a metal case and every computer plugged into one of those outlets is relying on a ground that isn't there.
There are three honest options, and which one is right depends on the house rather than on what's easiest to sell. A GFCI can protect people on an ungrounded circuit and the outlets have to be labelled as having no equipment ground — that's legal and it's a real improvement, but it is not a ground. Running a ground to the individual circuits that need one is the middle path, and it's often the right one. A rewire is the complete answer and it's the biggest job; we'll tell you when the numbers actually support it.
The test takes a few minutes. Before anyone quotes you a rewire, you should know how many circuits are actually ungrounded — sometimes it's the whole house and sometimes it's three rooms.
Capacity
The original service on these houses was never sized for what's on them now. Before you add a charger or a second AC unit, the load calculation is the conversation — not the equipment.
Renovation
Arcadia has heavy remodel and tear-down-rebuild activity, so a lot of our work here starts with walls already open and a general contractor running the schedule.

APS and SRP
A service change means the utility has to drop power, and that means paperwork and scheduling with either APS or SRP depending on where your meter sits. We deal with both constantly. You get a date, not a runaround.
Arizona conditions
An original fused meter and undersized service feeding a house with a rooftop package AC unit. We replaced the meter, service riser and panel with a modern 200A meter-main combo with an exterior emergency disconnect, coordinated the utility disconnect and reconnect, and passed inspection.
