Overview
Most tenant improvement work we do in the Phoenix area comes one of two ways: a general contractor needs an electrical sub who shows up on schedule and doesn't fail rough, or an owner is fitting out a space for a new use and needs to know if the existing electrical can carry it.
Either way it starts the same: we walk the suite, check the panel and feeder capacity against the new use, and give you a scope that matches the plans and the inspection sequence. If something in the drawings won't pass, we'd rather say so at the walkthrough than at rough inspection.

That's how most commercial work runs: the GC owns the schedule, and we keep our part of it. We go to the site walks, coordinate with the mechanical and plumbing trades, and give the GC one written number for the electrical scope.
Commercial tenant improvements are permitted work. In the City of Phoenix and most Valley cities, that means plans, a plan review cycle, and inspections at rough and final. Requirements and review times differ between Phoenix, Scottsdale, Tempe, Mesa, Chandler, Gilbert and Glendale, so we confirm the jurisdiction's requirements early instead of assuming. We pull the electrical permit under our license and meet the inspector on site.
A salon, a restaurant, a medical suite and an office are very different loads in the same square footage. When the new use is more than the suite panel or feeder can carry, the job may need a new sub-panel, a feeder upgrade, or landlord and utility coordination. We find that out at the start, because it's the most common reason a TI schedule slips.
Commercial lighting has to meet the energy code your city has adopted (based on the IECC). That usually means lighting power limits plus automatic controls: occupancy sensing, daylight response where it applies, and scheduled shutoff. Exit and emergency lighting is a life-safety item and gets inspected. Reusing the last tenant's fixture layout is one of the most common reasons a final inspection fails.
Most retail and restaurant work we do happens at night or on a weekend. On the Chevron Extra Mile remodel, the store never closed: we ran the new counter, food-service and lighting circuits around store hours. At the DoorDash facility we upgraded the distribution panel and added a bank of robot charging circuits while the operation kept running.

A full convenience-store remodel for a Chevron Extra Mile location, wired around the store staying open. We ran power for the new coffee and cold-brew counter, food service and ice equipment, added dedicated GFCI circuits behind the fixtures, and installed the new suspended LED lighting and illuminated signage on the sales floor.

LIGHTINGA delivery-robot fleet operation needed far more capacity than the building had. We upgraded the distribution panel, then ran surface conduit and set dedicated charging circuits along the bay walls so a fleet of autonomous delivery robots can charge simultaneously without tripping anything. Clean strut-mounted EMT, labelled boxes, no cords across the floor.

ROUGH-INHigh-rise rooftop pool and spa renovation at the Optima Biltmore, where we performed the electrical scope as a subcontractor to Berlin Precision Construction Inc. (AZ ROC 316238). Our work covered a new 480V dry-type transformer and its terminations, a stainless NEMA 4X panel enclosure built for weather and pool chemicals, dedicated circuits for the pumps, heaters, chlorine generation and control systems, and low-voltage LED lighting in the deck and pool niches. Every run on the roof deck is code-compliant, GFCI-protected and bonded to the pool per NEC Article 680.
